Priced by the square,
measured, not guessed.

A metal roof is priced by the “square” (100 sq ft). Here are typical 2026 installed ranges for the three systems we build across North Idaho, Eastern Washington, and Western Montana. Your exact number depends on your roof — confirmed by a free measured quote.

The Number That Actually Matters
One metal roof, or three asphalt roofs?

Asphalt shingles last 15–20 years here and get replaced 3–4 times over a typical ownership window. A standing seam roof lasts 50–70 years. Compare the two head-to-head on our metal vs. asphalt page — the lifetime math usually favors metal.

What Moves The Price
SIX HONEST FACTORS

Why two homes the same size
quote differently.

C.01

Roof Size (Squares)

Roofing is priced by the “square” — 100 square feet. A typical North Idaho home has 18–30 squares. This is the single biggest driver of your total, and it's why we measure the roof (by satellite and on-site) rather than guess. More roof, more material and labor.

C.02

Pitch & Complexity

A simple gable is fast and low-waste. Steep pitches, multiple hips and valleys, dormers, and cut-up rooflines add labor, custom flashing, and material waste. Two homes of the same square footage can differ by thousands based on how complex the roof is to detail correctly.

C.03

Tear-Off vs. Overlay

Removing old shingles down to clean decking — the right way to build a roof that lasts — adds roughly $1–$2 per square foot plus disposal. We tear off, inspect the deck, and start from a sound, dry surface rather than trapping old problems under new metal.

C.04

Panel Gauge

Steel is sold by gauge — lower number, thicker steel. 24-gauge is heavier and more dent- and oil-can-resistant than 26- or 29-gauge and costs more. For mountain snow and wind country, the extra thickness is usually worth it.

C.05

Coating System

The paint finish matters. Kynar 500 / PVDF is the premium coating — it resists fading, chalking, and UV for decades and typically runs 30–40% more than a standard SMP finish. On a roof meant to last 50+ years, the finish is what keeps it looking new.

C.06

Trim, Flashing & Details

The price of a metal roof lives in the details: ridge vents, valley metal, chimney and skylight flashing, snow guards, gable and eave trim, and gutters. Done right, these are what make a metal roof watertight for decades — and they're where cheap bids cut corners.

Cost Questions
STRAIGHT ANSWERS

How much does a metal roof cost in North Idaho?

For 2026, expect roughly $5–$9 per square foot installed for exposed-fastener panels, $9–$16 for standing seam, and $8–$14 for metal shingle / stone-coated steel. A typical Sandpoint-area home lands between about $15,000 and $32,000 depending on system, size, pitch, and tear-off. The only way to know your number is a free measured quote.

Is a metal roof worth the extra cost over asphalt shingles?

Over a typical ownership period it usually costs less. Asphalt lasts 15–20 years here and gets replaced 3–4 times; one standing seam roof lasts 50–70 years. See our full breakdown on the metal roof vs. asphalt shingles page.

What is the cheapest metal roof?

Exposed-fastener (corrugated / ribbed) panels are the most affordable — about half the cost of standing seam. They're excellent for barns, shops, and outbuildings, and a solid budget option for homes.

Does tear-off cost extra?

Yes — removing old shingles and hauling them off adds roughly $1–$2 per square foot. We include it because building over old, failing shingles traps moisture and voids the point of a premium roof.

Do you offer financing?

Yes. A metal roof can often be financed for a manageable monthly payment, and storm/hail damage may be partially covered by insurance. See our financing page for options.
